Zen Lesson # 3: Have an Owner's Representative

One key team member that is often overlooked is the Owners Representative. Most people don’t even know that such a person exists, much less understand the valuable role that an Owners Rep plays. There are not too many of us around. I only know 1 or 2 others in San Diego. There is no professional organization or source to find an Owners Rep.

  • Homeowners usually lack the experience and ability in home construction project.

  • Owners Rep plays a critical role in the Collaborative Construction process

  • The Owners Rep role is not covered by the project managers for the architect and the builder

  • A good Owners Rep more than pays for themselves by saving costs, time and stress


Even if the homeowner plans to be actively involved in the process, they usually lack the experience and ability to navigate a home construction project. The Owners Rep plays a critical role in advising the homeowner, guiding their decisions, managing their expectations and uniting the entire team in the Collaborative Construction process. Often the other parties think the Owners Rep role is covered by the project managers for the architect and the builder, but this is not the case. The Architect’s project manager is focused on protecting the design and the Builders Project manager is focused on keeping the project on budget and on schedule, but neither of them are necessarily looking out for the owners best interest, especially when it conflicts with changing the project design or changing the budget.


A good Owners Rep more than pays for himself through cost savings from greater efficiencies as well as saving the homeowner time and stress – the biggest savings of all!
